When the design process has not advanced far enough for Flintlock to provide a lump sum general contract price with allowances, or the owner desires the general contract to be based on 100% Contract Documents, Flintlock for a monthly fee will provide Preconstruction Services including design input, value engineering, periodic estimates as plans are revised, development of site logistics and site      safety plans. Attendance at all development team meetings and on-site investigations are included.  The owner benefits from our experience as developers for our own account through assistance in the approval and permitting process.



By working with the owner and owner’s design team during the planning, design and pre-construction phases of a project, Flintlock has saved millions of dollars for clients through the employment of alternative construction methods and materials.   Even if Flintlock is brought on board late in the design process and estimates are above the project budget, Flintlock will work relentlessly with the owner and design team to reduce cost while preserving design intent. 



Flintlock has several leading architects available as team members for Design/ Build assignments.  Flintlock only performs Design/Build assignments with architects who have worked with Flintlock successfully in the past and are familiar with company procedures and practices.  Design/Build clients choose from a complete menu of development and construction services.  The entire scope of the project can be included, from schematic design and zoning approval, through geotech studies, demolition, construction, building expediting and specialized consulting services.



Whether it’s obtaining a quick zoning analysis or a detailed estimate with bids from individual trades, Flintlock’s estimators or associated architects will provide accurate, reliable information to the client in a timely manner.  Special “rush” services are also available.
